The leasing agents at Gulf Coast are available when prospects want to view properties, not just 9 to 5, Monday to Friday. Remember, you never pay us any money until we produce. You should never have to pay twice for us to find a new tenant for your property. Our leasing guarantee states that if a tenant does not fulfill at least six months of a lease term, we will find you a new tenant for free. Now we must have placed the tenants, this guarantee does not cover tenants we've taken over or inherited. We screen each pet, charge a reasonable pet fee to the tenant, and guarantee that you (the property owner) will not pay out of pocket for pet damage. We must have approved the pet. This guarantee is not available if we inherited the tenant or the pet. We must have approved the pet through our process and signed the lease with a lease with the tenant.     Damage Assurance Guarantee - We understand that property condition and how tenants leave a property is often a landlord's biggest fear. We have all watched the realty TV shows where the landlord returns to her property only to find the property has been trashed. At Gulf Coast we want to provide relieve that concern and we have therefore created our Damage Assurance Guarantee. This plan guarantees Gulf Coast will cover damages created by the existing tenant up to the value of $5000. The plan does not cover normal wear and tear or ongoing maintenance. If you have any questions or would like to learn about this guarantee, you can reach us at (941) 782-1559 30-Day Rent Guarantee - Gulf Coast Property Management is so confident in the power of our marketing that we guarantee we will rent your home within 30 days or less. Now, if we're unable to lease your home within 30 days, we'll give you 1 months of management free. This means on our guaranteed plan we will waive your first two months of management fees if we are not able to deliver on this. Now, there are a few stipulations to this 30-Day Rent Guarantee. Through our years of marketing we have learned that a few things must happen in order for a property to be rented quickly, and we think after hearing these, you'll agree. 1. We must set the price. We always take your opinion into consideration, but if you're asking us to rent a property at $1800 and the market analysis shows us $1,1600, we would be doing you a disservice by not letting you know and appropriately pricing the property to ensure it's rented. We need to be able to set the price based on a real time market analysis, watch the traffic closely, and do small adjustments as necessary. 2. The home must be vacant. Many times, current tenants are not cooperative with showings. At times when they are in the process of packing or vacating the home it's messy and doesn't show well. 3. You must accept approved pets. If you say no pets we cannot offer you this 30-Day Rent Guarantee. According to the APAA, 68% of all US households own a pet. If you do not accept prescreened pets you are taking away 68% of all potential renters from leasing your home. This is an astonishing number. Now, take peace in the fact that we're prescreening the pets and we have a good process for this. You also qualify for our pet guarantee. You can watch that video for more information. 4. The home must be move-in ready. The property must be clean and move-in ready. If we have suggested any necessary items that needed attention, these must be completed. The 30 days begins from the day the home is move-in ready. Now, if you let us set the price based on market analysis with the flexibility to make minor adjustments quickly, have move-in ready pet-friendly properties, we will be able to lease your home within 30 days. If we put a tenant in your home, and we have to evict this tenant at some point in the future for non-payment, we don't believe you should be on the hook for these fees. With our eviction protection program, if a tenant needs to be evicted for non-payment we will pay any filing fees, server fees and any lock change fees.
